The KEY
to
converting Internet leads to customers is to engage in dialogue.
You cannot just broadcast listing information and expect that broadcast
to turn a click into a client.

Most
realtors are
frustrated in dealing with Internet leads. They are slow to
respond and too early in the buying cycle.
Consider
the
most recent Californian Association of Realtors survey. Apart from
the normal stats that they produce, one really stood out - 94% of
buyers who primarily use the Internet (Internet buyers) were very
satisfied with the home buying process while only 25% of traditional
buyers were satisfied. The report then goes on to identify that
68% of Internet buyers were very satisfied with their agents versus
only 24% of traditional buyers.

So
what
was driving this? Perhaps it is the instant
communication. 23% of Internet buyers expected instant
communication from the agent while 21% wanted a reply in 30
minutes. Only 16% were happy with a 24 hour turn around. Internet buyers love to
communicate with their agents via email with 83% preferring email.
Internet buyers
reported greater satisfaction with gathering
information on neighborhoods and schools, how well their agent kept
them informed and their overall understanding of the buying process.
Internet buyers were quicker to buy - spending only 2.2 weeks searching
an average of 6.7 homes vs 7.1 weeks for traditional buyers searching
an average 15.4 homes. But, Internet buyers began contacting
agents more than six months earlier than traditional buyers.
Internet buyers interviewed an average of 1.5 agents before selecting
one while traditional buyers interviewed over 3 agents. An
important note was that 69% of Internet buyers said that agent response
time was extremely important in the selection process.
In short - if you are targeting the Internet buyer then you really need
to be on your game. You need to be enthusiastic about pursuing
Internet leads. You need to be willing to respond within minutes to a click.
Most
of
us just cannot do it.
Think
about
it. If you're not blessed with the patience of Job, how can
you summon the enthusiasm each day to prioritize Internet leads who may
be six to ten months from being a customer and more than half of whom
are "not real?"

in
on
an insider secret,
and
mistake
I made early on in my real estate career...
Targeting
and
cultivating Internet buyers, is a heck of a lot easier than trying
to chase listings in a market with thousands of competitors. It makes
sense, doesn't it? If you're only one of a handful of people dialogging
with a prospect, the chance of you converting that lead is MUCH
higher than if your prospective buyer had thousands of agents to pick
from.
I've
spent
the past five years in direct contact with literally thousands of
online Internet leads and the biggest mistake that I see 99 out
of 100 realtors make is treating buyer leads like dirt -- on the
assumption that nobody from the Internet actually wants to buy a home
in the next month or two. When I first started online, I was one of
those
99 for sure. If this is you, I don't blame you. I was right there
